FHA Loans - FHA loans are mortgages ideally suited for low-to-upper middle income borrowers. They are mediated and supported by the Federal Housing Administration and issued to borrowers through federally qualified lenders. This is what uniquely sets FHA loans apart from other loans, and this is what sets up FHA loans to benefit both lender and borrower.

VA Loans - VA Loans are mortgage loans backed by the United States Department of Veteran Affairs fashioned to support veterans or those currently in active duty in the armed forces, as well as their spouses. This means the Veterans Administration will reimburse the lender if the veteran happens to default on his or her loan. This gives security to the lender and therefore, liberates them to more freely give favorable terms and mortgage loans up to $417,000 and sometimes even more.

Conventional Loans - A conventional loan is much different than other loans in that it is not backed or insured by the government and government agencies such as the Federal Housing Administration (FHA), the Department of Veterans Affairs (VA), the Farmers Home Administration (FmHA), or the United States Department of Agriculture (USDA). None of these agencies back conventional loans. Conventional loans are independently offered from lenders, like banks and mortgage companies, at their own risks.

USDA Loans - USDA Loans are mortgages offered to rural home buyers that are made possible by the United States Department of Agriculture under the USDA Rural Development Guaranteed Housing Loan Program. USDA Loans are made available to those with low-to-moderate income in rural communities, and feature below-market mortgage values and reduced mortgage insurance premiums.
